3244 Fairfield 

Roost Properties LLC redeveloped 3244 Fairfield Avenue in Evanston to create 10 new housing units and a first-floor commercial space for Envisage Architecture. The development team is dedicated to using forward-thinking practices such as Universal Design and LEED to create safe, clean, energy-efficient affordable housing.  

Impact: 

  • Redevelopment of long-vacant corner property in Evanston 
  • Commercial space for small design firm 
  • Creation of 10 naturally-occurring affordable housing units 

Amount: $750,000 CDF Direct Loan, $275,000 Green Energy and Storefront Repopulation  Loan 

Peebles Apartments  

Peebles Apartments is a joint project between The Model Group and the Walnut Hills Redevelopemnt Foundation. This Low Income Housing Tax Credit (LIHTC) project in the heart of the neighborhood business district includes 42 genera occupancy new construction family units. All units serve households at or below 60% AMI and 7 of the units serve households at or below 30% AMI. 

Impact: 

  • New construction of 42 affordable housing units 
  • Activation of business district 
  • Investment along transit corridor

100 E. McMicken 

The 100 E. McMicken project in Over the Rhine involves the renovation of a 3-story, 5,250 sf building to create 6 large, 1 bedroom, 1 bath apartments. The project achieved LEED Silver status. The project represents a $1.2 million investment in the neighborhood. 

Impact: 

  • Renovation of historic building 
  • 6 apartment units created 
  • LEED Silver certification ensures energy efficient building construction 

Amount: $800,000 CDF Direct Construction Loan, $139,000 State Historic Tax Credit Bridge Loan
